Project History

Constructed in 1987, the twin twenty-story buildings marked the beginning of Harlem’s urban renewal. The two concrete buildings showed varying stages of spalled concrete, corroded reinforcing steel, and diagonal cracking. A majority of these problems were caused by a lack of sufficient concrete coverage for the rebar. WASA selected ECB, Conpro Set, Forment, and M3P Stain as a complete repair and protection system. This combination was the most cost- effective way to blend repairs and prevent water intrusion. Corroded rebar was cleaned and treated with ECB, an anti-corrosion coating and bonding primer. Forment, a form-and- pour repair mortar, was used to build out the window heads and sills. Conpro Set was trowel applied wherever formed repairs were not practical. M3P Stain, a semi-transparent mineral silicate stain (which will not peel, blister, or flake), was custom color matched to the original substrate to provide uniform color as well as long-term protection from carbonation, chloride intrusion, and water entry.
